The Framework Model

Letora operates a regulated Exempt Accommodation framework. We recruit hands-on landlords to operate their own properties within our compliance structure.

This is not property management. We do not take over your property. You retain ownership and operational control. The framework provides the regulatory status, tenant documentation, and payment processing.

You Join the Framework

A Service Level Agreement governs the relationship. You use our tenancy documentation and comply with defined standards. The framework entity appears on tenant paperwork.

You Operate

You handle day-to-day property management: maintenance, tenant issues, and behavioural management. This is a hands-on model for experienced HMO landlords.

You Keep 100% Net Income

After framework deductions, you receive 100% of the remaining income. No profit share. ~£200-261 per room per week depending on claimant type and area.

Government-Backed Income

Properties qualifying under this framework achieve Exempt Accommodation status, unlocking enhanced Universal Credit housing element rates.

Enhanced Housing Element

Exempt Accommodation rates are not capped by Local Housing Allowance. This means significantly higher income per room compared to standard private letting. Payments are government-backed via the DWP, not dependent on tenant affordability.

Net Income to You

After framework deductions, you receive approximately £200 per room per week for standard UC single adult claimants, or £231-261 for enhanced claimants (PIP, LCW, WTC, or Carer recipients). Figures are area-dependent and should be verified for your location.

Once a tenant is correctly placed, the housing element is stable.

Payments flow through the framework and are distributed to you. This is not a guaranteed rent product. Your income depends on occupancy and your own operational management.

Important Information

Income figures are indicative and vary by area and claimant type. The ~£200-261 per room per week range is net of framework deductions and assumes 75% occupancy. Actual results depend on property performance and your operational management.

Properties must meet defined compliance standards and pass inspection before going live. Void risk remains with the operator. Tenant referrals are optional and acceptance is at the operator's discretion.
